The Cheyenne Subdivision is both a Planned Residential Development (PRD) from a planning/zoning perspective under the Municipalities Planning Code (MPC), and a Planned Residential Community (PRC) under the Uniform Planned Community Act (UPCA).
As a PRD it is governed by the Plan Drawings, which may allow approved deviation from Borough and County zoning and subdivision requirements. As a PRC it is governed by Covenants, a Declaration (until/unless terminated), and the Bylaws of an HOA.
The HOA was incorporated in late 2024, organized in January 2025, and took posession of the residual lands (common area) in February 2025.
The Plan currently comprises 16 lots, 7 owners and 5 homes. It is located along South Shore Trail, east of the Lodge and across from Northwinds Golf Course, towards the intersection and beginning of Entrance Drive and Peninsula Drive. The mailing address is:
